Situated in Gordons Bay above the Harbour and older area of the town. The property is sufficiently high to enable wonderful mountain, ocean and coastline views, in Southern Right Whale season these gentle giants can be observed from the privacy of the balcony.
Property
Comfortable spacious 2 level property set in enclosed private grounds with private pool and terrace. Positioned on the hillside the front door provides access to the upper level of the property. There are living, entertainment and bedrooms both upstairs and down and wonderful views from the upstairs living and dinning areas. The flooring throughout the living areas is tiled and the bedrooms are all carpeted.
Living & Entertainment
From the main entrance porch double wooden door leads onto the upstairs open plan living area with lounge, dinning and kitchen. To the left of the entrance hall is a cloakroom and interior access to the garage. Separating the upstairs lounge from the kitchen and dining area are 3 steps. Access to the lower lounge is from the staircase off the upper lounge.
Upper Lounge
The lounge is furnished with leather sofas, TV, CD/DVD player with cinema surround sound and a gas fire. 2 pairs of patio doors, the smaller of the two is a sliding door and the larger folds bank so that the lounge flows out on to the balcony with views across false bay to the back of table mountain. The balcony runs the entire length of the lounge and has a spiral staircase at one end leading down into the garden and pool area. Also leading off the lounge is staircase providing access to the lower level.
Lower Lounge
Is comfortably furnished with TV and has direct access via patio doors to the garden and pool. A sheltered terrace off the lower lounge has a built in braai (bbq).
Dinning
Seats up to 6 people at a large round table. Large window enable wonderful views across the bay or down into the garden/pool.
Kitchen
Fully fitted with plain white units and has a electric oven and hob, fridge freezer, dishwasher, microwave. There is a small utility area off the kitchen which houses the washing machine and has a door leading out to the front paved terrace. There is also a tumble drier which is in the garage.
Bedrooms & Bathrooms
A door off the side of the dining area leads to a corridor with the upper bedrooms. Access to the lower bedrooms is via the stairs of the living space.
• Master bedroom (upstairs) is large with king bed, dressing table, fitted cupboards, 2 seater sofa and en-suite with corner bath and separate shower. In addition this room overlooks the far end of the garden and has excellent views of Gordons Bay and false bay.
• 2nd bedroom (upstairs) is a twin (2x single) beds, fitted cupboards and an en suite shower room. This room also has a patio door which leads via the side of the house out to the front terrace area.
• 3rd bedroom (downstairs) is a twin (2x single) beds with fitted cupboards and an en suite shower room.
• 4th bedroom is a double bedroom with fitted cupboards, a patio door leading out to pool/garden and an en-suite (full) bathroom with separate bath and shower.
There is also a guest bathroom off the upper level corridor that leads to the 2 upstairs bedrooms.
Garden
The garden is separated into 2 areas between which is the pool with a fountain at one end and block paving surround. The garden is fully walled making it private and sheltered when the cape winds blow. There is also a side entrance to the garden via a locked gate on the upper level.
