Location
Prestigious Llandudno is located nearly halfway between Camps Bay and Hout Bay, slightly closer to Hout bay. One of the most desirable locations around Cape Town with spectacular ocean views.

Property
Modern property oozes wow factor completed in 2005 just 4 minutes’ walk to Llandudno beach with stunning coastal, mountain and ocean views from all levels with no obstruction. The home is very private with direct access from the garage into the main house at street level (which is a quiet cul de sac). Access to the living area is level from the street with no steps. One staircase leads down to the bedroom level from where access is obtained to the garden, pool and pool room. The mezzanine is accessed from the living room.

Living & Dinning
Two lounges, one downstairs with cable/satellite TV master point for TV sets elsewhere. The main lounge is upstairs which is open plan with an 8 seater dining table, kitchen with informal dining area opening onto a roofed terrace with unsurpassed views of Llandudno bay and the surrounding mountains, ideal for alfresco dining. Solid American Ash timber floors and Spruce ceilings provide a cool beach house feel throughout. The upper lounge/kitchen area is heated by a Godin wood/anthracite burner which augments the AGA coal stove in winter.

Kitchen

A gas Weber barbecue is on the terrace. Enjoy cooking with a view!!

There is a second kitchen downstairs enabling good access out to the outside entertainment and barbeque area with provisions/refreshment.

Bedrooms
3 double en-suite bedrooms are on the lower level. Two bedrooms are ocean facing with balconies/terrace and the third is part of a flatlet opening on to the garden. All finishes are of a superior standard. The bedroom level is linked with intercom phones to the living area and gate entrance.

• The entrance is completely secure and private with an entrance phone telephone system. There is also a state of the art interior alarm which can be set whilst you are out or at night whilst asleep. The alarm also has exterior beams for your safety. The alarm is linked to an armed response unit based at the entrance to Llandudno.
