Tobago and Morocco Villa Investments

Fleewinter is primarily a holiday business specialising in apartments, villas and boutique hotels but because of our intimate knowledge of the market for holiday properties we are ideally positioned to advise on investments in the markets we operate in. In 2005 we took this one stage further by launching our own development programme focussed on small upmarket investments in areas where we saw a good opportunity for high yield from holiday rentals.

Our approach to development is very different to that of other house builders in that our focus is on designing properties for optimum yield, not just a quick profit from re-sale.

HASSLE - FREE

As well building the house, we provide a non-profit management programme for when the property is completed. This means we design, build, furnish, manage and let the properties, making it an incredibly hassle free process for people who want to invest overseas without putting the time in – in fact some of our investors don't even visit the site prior to buying in.

Financial protection

Whilst the payment plans are similar to an “off-plan” development we transfer over title for the land to the investors before starting the build programme and all the contracting is under English law. In addition we provide a service whereby all investors can share a local lawyer to conduct a due diligence to ensure there are no land-title issues and that the planning consents are valid.

In it for the long term

As well as offering a very cost effective management programme we also retain ownership of one or two of the villas in our developments ourselves. Investors can therefore be comfortable that we are applying the same standards of care to the design and build of their villas as we are for own

Low prices

By marketing directly to an network of investors and previous clients we are able to keep costs down. Our prices aren't cheap because we only invest in prime locations close to beach and restaurants but they very competitive which enables high yield and strong capital growth

Current Project Status – June 2007

Morocco 1. A development of 6 villas on the beach near Essaouira in Morocco . This is a gardens style development with Hammam (Moroccan spa), tennis courts and numerous private and shared pools. Currently under construction for completion in early 2008.

Tobago 1. 10 villas in an amazing location with beautiful gardens, direct sea views and private beach access. In the grounds of a well known boutique hotel and with use of facilities. Planning permission received and subscription in process – Villas still currently available from £150,000 for completion date late 2008. Click here for more info

Morocco 2 . Due to the over-subscription of our first Morocco development we have purchased a second piece of land for 5 villas. Front row position with un-interrupted sea and beach views. Currently in planning discussions aiming for release late 2007. Please contact us for inclusion on the preference list
